Fall Roofing

Fall is a great time to replace your old roof as the winter months will soon be upon us. Each winter brings different weather patterns that can affect your roof in different ways. The most concerning is Ice damming. As snow accumulates on your roof it will melt during the day and freeze during the night. As this occurs ice builds up along the edge of your gutter and begins to increase and thicken back up towards the peak of the roof. This is what is referred to as an ice dam. As more snow accumulates the larger the ice dam becomes, causing the melting ice and snow during the daytime to begin wicking back under the shingles along the top of your gutters as they become blocked solid with ice and not allowing the gutter to function .
If the snow & ice build up is not removed it will continue to become thicker and wick ( creep) up under the shingles to a point where it becomes a leak problem on the inside walls of your home that can damage the drywall on the ceiling and walls and more seriously soak up into the insulation inside your walls causing a mold problem that takes months to dry out, if ever at all.
If you ever experienced this type of problem in past winters and your roof is going on 20 years old it is a good time to consider replacing your roof before it happens again. When re roofing, we at Apple Valley Home Improvement suggest utilizing ice and water protection on your whole roof. Being as we live in New England and can experience several snow events over the course of a few week period it is required by state & local building codes that ice & water protection along with all the plywood seams be taped with ice & water tape as well. Code is to go up at least 3 feet from the roof soffit in order to prevent this problem. Most older roofs were not held to the present building codes as they have been updated in recent years.
